Do I have to pay for your service?
No. We are paid by the lender you choose, exactly as for a file handled at the counter. You pay no arrangement fee and no brokerage fee, and the rate you are offered is not marked up as a result.
How much equity do you really need?
20% of the purchase price, of which at least 10% must be « hard » equity — savings, pillar 3a, a gift or an advance on inheritance. The remainder may come from your second pillar, by early withdrawal or pledging. We always work out which of the two routes costs you less over time.
When should I deal with my renewal?
Ideally 12 to 24 months before your tranche matures. A forward rate can be reserved, protecting you against a rise. Once the notice period has passed, your bank often rolls the tranche over at counter rates — markedly less favourable.
Fixed or SARON?
That depends on your budgetary headroom, not on a market forecast. We cost both scenarios on your own file, including splitting the mortgage into several tranches of different lengths to smooth the maturity risk.
Do you work throughout Switzerland?
Yes, for properties located in Switzerland. Meetings take place by video conference or at our offices, and the whole file is handled remotely, electronic signature included where the lender allows it.
